NCR's fastest-growing corridor, now getting a direct tunnel link into south Delhi.
Enquire NowDwarka Expressway, officially NH-248BB, has moved from being a long-pending infrastructure promise to one of the most talked-about residential corridors in the National Capital Region. Predominantly a flyway, 75 per cent of the Dwarka Expressway's total length of 28.5 km is elevated, segregating expressway and city traffic entirely, with four-level interchanges at strategic points to ease congestion. This design has made the sectors flanking it - roughly 81 through 115 - a magnet for large-format townships, and DLF has anchored several of them, most notably its Privana integrated township spread across Sectors 76 and 77.
The area is often called 'New Gurgaon' by brokers because it developed later than DLF Phase 1-5 or Golf Course Road, but that has worked in its favour - wider roads, planned social infrastructure, and none of the ribbon development that clogs older highways. This elevated expressway not only conserves land but also accommodates wider service roads, and unlike traditional highways, it prohibits ribbon development along its route, ensuring no entry from service roads. The result is a corridor that feels planned rather than organically sprawled.
DLF's own footprint here spans multiple price points and formats. DLF Privana is part of its 116-acre integrated township located in Gurugram's Sectors 76 and 77, with the Privana North project spread across 17.7 acres of land and six stilt+50 storey premium towers. Alongside the ultra-luxury Privana North, South and West phases, DLF has older, more accessibly priced communities such as New Town Heights, Garden City and Skycourt further along the corridor, giving buyers a genuine ladder of options rather than a single price band.
Property values have already reacted to the pace of construction and delivery. Dwarka Expressway transformed from an infrastructure bottleneck to Gurgaon's premier real estate corridor after the expressway inauguration in 2024, and property prices on the 29-km elevated stretch connecting Sheetla Mata Mandir to Dwarka appreciated by 30-45% between 2021 and 2024. With the expressway now fully operational and a new tunnel to South Delhi in the pipeline, momentum here shows little sign of slowing.
Dwarka Expressway was built specifically to decongest the Delhi-Gurugram commute, and its connectivity keeps expanding with new sanctioned projects.
Social infrastructure has caught up quickly with residential development along the corridor, with reputed names across education, healthcare and retail now operational or under construction nearby.
