Metro expansion transforms South Bangalore's industrial and residential corridor

The proposed extension along Hosur Road (NH-44) will pass through Chandapura, Neralur and Yadavanahalli before reaching Attibele. BMRCL has already submitted the feasibility study to the Karnataka government, which has approved the preparation of a Detailed Project Report (DPR). Tenders for preparing the DPR are expected to be invited soon.
The extension addresses a critical gap in South Bangalore's transit infrastructure. If the plan goes ahead, the extension could make daily travel between Bommasandra, Chandapura and Attibele easier, especially for people commuting along the rapidly developing Hosur Road stretch towards the Karnataka-Tamil Nadu border. Currently, the Yellow Line terminates at Bommasandra, leaving millions of daily commuters and workers in Attibele, Hosur, and surrounding industrial zones dependent on road transport.
The Real Estate Game-Changer
For homebuyers and investors, the timing couldn't be better. Areas like Bommasandra, Attibele, Chandapura, and Hosur are witnessing increased interest from homebuyers and investors alike. Attibele and Bommasandra have evolved into significant hubs for manufacturing, logistics, and warehousing. This dual pull, from tech employment on one end and industrial activity on the other, has created a broad and diverse demand base for housing in the corridor.
The Yellow Line metro, commissioned in August 2025, has driven 10–15% price premiums for properties within 1 km of stations. Bommanahalli, Singasandra, and Electronic City stations have seen the strongest impact. Early signs suggest the Attibele extension will follow a similar trajectory. South of Electronic City, Attibele sits at a 4-way advantage: NH 44 links towards Jigani/Bommasandra industrial clusters, and a pipeline of metro extension that keeps optimism buzzing. Entry prices are typically 20–30% lower than mature IT micromarkets, which is why both first-time buyers and investors are circling it.
An Alternative to Interstate Complexity
The Karnataka government is currently not pursuing a South India's first interstate metro corridor between Bengaluru and Hosur in Tamil Nadu. However, Karnataka has indicated that an interstate metro service is not feasible at this stage. The state has cited technical, administrative and taxation-related challenges associated with operating a metro service across two states. In view of these concerns, BMRCL has proposed keeping the extension within Karnataka and terminating the line at Attibele, close to the state border.
The systems could connect through a 90-metre foot overbridge between the stations at Attibele. This would allow passengers to switch between the two metro networks without the trains needing to cross the state line. This pragmatic approach sidesteps administrative hurdles while still facilitating cross-border connectivity.
Industrial Boom on the Horizon
The Attibele-Bommasandra corridor's real strength lies in its dual economy. Industrial development has driven strong real estate demand in Attibele. The area has witnessed increasing demand for industrial land, warehouses, and logistics facilities. Residential projects and gated communities have also emerged around the industrial corridor to accommodate the growing workforce. Metro connectivity will only accelerate this momentum.
Every day, a massive cross-border workforce travels along the Hosur Road → Chandapura → Attibele → Hosur axis. A high-capacity transit link will dramatically reduce highway congestion and trigger high-density residential and commercial real estate demand along the immediate highway frontage. For logistics companies, warehouses, and manufacturing units already clustered here, improved last-mile connectivity means faster employee commutes and lower operational costs.
What's Next?
With DPR tenders expected soon, the project is moving beyond the proposal stage. Future extensions toward Attibele and Hosur will be important to fully realise the corridor's interstate potential, drive economic integration, and sustain long-term real estate growth in the region. For now, homebuyers and investors should monitor DPR finalization and construction timelines—but the direction is clear: South Bangalore's industrial belt is about to get the transit spine it has long lacked.
