A long-planned second airport for Chennai has just been shelved, even as the metro rail extension into the belt keeps moving and the industrial base keeps expanding at a pace few other Chennai suburbs can match.
Start with the biggest headline: Tamil Nadu has officially dropped Parandur as the site for Chennai's second airport. Tamil Nadu CM Joseph Vijay announced the decision to drop the proposed Parandur airport project, saying the previous government's plan would be shelved to avoid displacement of residents and loss of agricultural land. The reversal has not gone unchallenged. Former minister Thangam Thennarasu warned that dropping the Parandur project for political reasons would cause economic damage to the state and could push industries toward Andhra Pradesh. The project had already gone through years of turbulence: it ran into rough weather immediately after the previous government chose Parandur, with environmentalists warning of hydro-ecological problems and flooding from the destruction of dozens of water bodies. For now, homebuyers should treat the 'second airport' narrative around Sriperumbudur as paused, not confirmed — the state is actively hunting for an alternative location.
The good news for the corridor is that the metro story hasn't been derailed by the airport reversal. Chennai Metro Rail Limited is proceeding with the ₹2,126-crore Phase 2 extension, with the primary active phase spanning 27.9 km from Poonamallee to Sunguvarchatram. Even while the state evaluates alternative airport locations, the public transit, logistics and highway developments planned across the Poonamallee–Sriperumbudur–Sunguvarchatram–Parandur corridor are moving forward to serve the region's expanding industrial hubs. Even with the airport's fate uncertain, this metro corridor connects some of the busiest industrial employment zones in the Chennai Metropolitan Area.
Industrial momentum is arguably the more durable growth driver here, and it isn't slowing down. Hyundai Motor India, which has shipped over 3.7 million vehicles to more than 150 countries from its Sriperumbudur plant, has committed ₹20,000 crore in Tamil Nadu for EV capacity expansion. Samsung, Dell, Saint-Gobain, Pegatron and over 50 other multinationals complete a manufacturing ecosystem spanning automobiles, electronics, logistics and advanced engineering. New investment keeps landing: YKK India announced a $150 million manufacturing facility in the Chennai corridor in June 2026, part of over ₹6,000 crore in industrial investment commitments recorded between 2023 and 2025 alone. The region is also diversifying beyond factories — Sriperumbudur is rapidly becoming a key market for data centers, according to ELCOT MD S. Arun Raj, with even a medium-sized project potentially requiring ₹300–400 crore.
This industrial density is what's actually moving land prices, more than airport speculation ever did. Land appreciation over 3 years stands at 96%, and over 5 years at 145%, according to market data cited by developers active in the belt. Current residential land pricing in the broader corridor sits at Rs 5,500 to 8,000 per sq ft in 2026, up from Rs 4,000 to 6,000 per sq ft pre-airport speculation. Sub-localities like Walajabad and Sunguvarchatram remain more affordable, offering lower entry pricing of Rs 4,000 to 6,500 per sq ft with a longer 5-year ROI runway for patient investors.
Analysts tracking the belt caution that infrastructure-linked appreciation rarely moves in a straight line. Infrastructure-linked appreciation typically follows a pattern of gradual price rises during announcement phases followed by sharper gains as projects near completion, and the Chennai-Bengaluru expressway's Tamil Nadu stretch is now in its final phase. That expressway, independent of the airport's fate, continues to anchor the region's connectivity story alongside the SIPCOT industrial ecosystem. The area is supported by major SIPCOT industrial parks including Sriperumbudur Industrial Park & SEZ, Oragadam Industrial Park, Irungattukottai Industrial Park, Pillaipakkam Industrial Park, Vallam Vadagal Industrial Park & Aerospace Park, and Nemili Industrial Park.
For homebuyers, the practical takeaway is to separate the two infrastructure stories. The metro extension and industrial expansion are advancing on schedule and are largely insulated from the airport reversal, since they serve existing SIPCOT employment zones rather than a still-hypothetical greenfield airport. The airport, on the other hand, is genuinely back to the drawing board, and any pricing built purely on 'second airport' speculation deserves a second look. Developers with a presence in the corridor, including DLF's plotted development in Sriperumbudur, are positioning their projects around the metro and industrial catchment rather than the airport story — a more grounded bet given the current news cycle.
Sriperumbudur's real estate case was never a one-trigger story, and this year's headlines prove it. Even with the airport shelved for now, a ₹15,906-crore metro extension, dozens of multinational manufacturers, and a fast-maturing data center and logistics ecosystem give the corridor enough independent momentum to keep attracting homebuyers and investors through the rest of this decade.
