The entire eastern part, which starts from Sitapur Road, Ayodhya Road, Sultanpur Road, and Raebareli Road, is now in operation, and construction work on the western parts is in its final stages. The 104 km Kisan Path (Lucknow's Outer Ring Road) has transformed from a pipeline project into a live connectivity engine.
The corridor is positioned to absorb dual spillover from the 2,660-acre IT City and the Wellness City developments, both schemes generating massive demand for affordable residential land in their immediate orbit. This demand wave is already visible on the ground. Raebareli Road terminates at the 104 km ring road, connecting this corridor to Sultanpur Road (IT City), Faizabad Road (Juggaur), and Kanpur Road—creating a hub-and-spoke effect that channels capital and migration pressure directly onto residential land here.
The Uttar Pradesh government has established the Uttar Pradesh State Capital Region (SCR) spanning 27,826 square kilometers and encompassing Lucknow along with five surrounding districts. The Lucknow-Raebareli Road (NH-30) is emerging as a key development corridor under SCR, enhancing connectivity, economic growth, and quality of life. The vision involves widening of roads, creation of green belts, and smart city-type improvements as part of the State Capital Region framework.
Road infrastructure has been the corridor's traditional bottleneck. That's changing fast. The Lucknow Municipal Corporation (LMC) started a road renovation project under the Chief Minister Grid Scheme (CMGS) with Rs 1.86 billion specifically earmarked for Lucknow, with the project scheduled for completion by January 2026. The upgraded roads will be wider than 10 metres and equipped with smart features, including streetlights, footpaths, benches, and green spaces, with underground ducts housing power, water, sewer, and gas pipelines.
A proposed Lucknow–Raebareli Rapid Rail Transit (RRTS) corridor is still in planning stage, but RRTS station announcements historically drive 30–50% price appreciation within 2 km within 2 years of announcement. Meanwhile, the medical sector continues to bolster demand. SGPGI Phase 3 Expansion is creating 500+ new staff positions by 2027, making it one of Lucknow's top 5 employers.
For homebuyers and investors, the timing matters. Raebareli Road's average price is ₹6k/Sq.Ft. compared to Lucknow's ₹6.7k/Sq.Ft.—still a discount before infrastructure premiums lock in. DLF Ltd. is launching affordable housing on Raebareli Road with 2 towers named UNNATI (EWS) & PRAGATI (LIG) as part of DLF Garden City, signaling strong developer confidence in the corridor's near-term trajectory.
