How the Peripheral Ring Road Will Reshape Real Estate Value Along Mysore Road and Beyond

After years of delays, the Peripheral Ring Road project has moved into active on-ground work in 2026, marking a pivotal moment for Bangalore's real estate landscape. The 8-lane expressway is approved with a deadline of 2027 and estimated project cost of ₹27,000 crore, making it one of India's most significant urban infrastructure undertakings.

The 73 km Peripheral Ring Road will be Bangalore's most transformative infrastructure project since the Outer Ring Road, connecting Tumkur Road (NH48) in the northwest to Hosur Road (NH44) in the south. The project passes through Hessaraghatta Road, Doddaballapur Road, Ballari Road, Hennur Road, Old Madras Road, Hoskote Road and Sarjapur Road, creating a critical middle ring between the congested Outer Ring Road (ORR) and the planned Satellite Town Ring Road.

For Mysore Road and surrounding areas, the implications are substantial. The PRR will serve as a critical bypass route, decongesting the ORR which currently handles over 3 lakh vehicles daily — far beyond its designed capacity. By linking the city's outer highways, the project will reduce travel time for commuters and provide direct access to industrial, IT, and residential hubs, supporting smoother movement and encouraging both people and businesses to explore previously less accessible locations.

Real-world pricing data shows average housing prices on Sarjapur Road rising approximately 79% in 3.5 years, from around ₹6,050 per sq ft at end-2021 to roughly ₹10,800 per sq ft by Q2 2025. Suburban areas like Devanahalli, Yelahanka and Hennur Road are expected to see price hikes of 30-40% over the next five years. An average property price increase of 10-15% annually is anticipated over the next five years, driven by both infrastructure certainty and employment anchors taking shape.

Package 1 of the PRR covers the 19.8-kilometre arc from NICE Junction at Madavara to the Airport Road near Bagalur Cross, with employment anchored by the KIADB Aerospace Park backed by a ₹25,000 crore Foxconn investment projected to create 250,000 direct jobs by 2027. Sarjapur Road offers proximity to ORR IT parks, Whitefield, and Bellandur employment hubs, along with a concentration of international schools and hospitals including Narayana Hrudayalaya and Columbia Asia.

The project was approved by Karnataka's state government in February 2022 under a public-private partnership design, build, finance, operate and transfer model (PPP-DBFOT). The Karnataka government allocated ₹5,000 crore for PRR in the 2025-26 budget, signalling strong political will. For homebuyers and investors, this isn't speculative positioning anymore—it's calculated entry into corridors with confirmed timelines, funded projects, and employment anchors materializing on the ground.

Good to Know

When will the Peripheral Ring Road be completed?
The first package from Tumkur Road to Ballari Road is moving ahead in 2026. Completion is expected by 2029-30, with phased opening likely beginning in 2027.
Which areas will benefit most from the PRR?
Areas like Yelahanka, Sarjapur, and Devanahalli are seeing rising demand due to affordability and infrastructure upgrades. Sarjapur Road stands out due to existing IT employment hubs and international educational institutions.
How much will property values appreciate?
Suburban areas like Devanahalli, Yelahanka and Hennur Road are expected to see price hikes of 30-40% over the next five years. Localities with established employment anchors may see even stronger appreciation.
What is the difference between PRR and Bengaluru Business Corridor?
The project was rebranded as Bengaluru Business Corridor (BCR) in January 2024 when bids were re-invited. Both names refer to the same infrastructure project.
How does PRR impact commute times?
The PRR will serve as a critical bypass route, decongesting the ORR which currently handles over 3 lakh vehicles daily — far beyond its designed capacity. When operational, the PRR will give residents seamless cross-city connectivity, dramatically improving commute times to North Bengaluru and the airport.
Is this the right time to buy near the PRR?
Prices in the most speculative pockets have already moved, but the operational uplift has not yet arrived. Early-stage buyers gain advantage as project funding is now confirmed and land acquisition is underway.
Which corridors along the PRR will see the highest returns?
The corridors that will outperform are those where employment anchors — not just road access — are already in place or firmly committed. Bagalur and Sarjapur areas benefit from major aerospace and IT employment drivers.
How will the PRR connect to existing roads?
This 100m wide greenfield expressway along with the operational NICE Peripheral Ring Road will form a 116 km bypass around Bengaluru. It will connect ten important roads including Hesaraghatta Road, Ballari Road, Sarjapur Road, and Doddaballapura Road, with five state highways and four national roads intersecting.
What is the funding model for the PRR?
The project was approved under a PPP-DBFOT model, with the winning concessionaire granted a contract to construct and maintain the highway for a 50-year lease period. The Karnataka government allocated ₹5,000 crore for PRR in the 2025-26 budget.
How does PRR differ from the Outer Ring Road?
The PRR will run between the existing Outer Ring Road (ORR) and the Satellite Town Ring Road (STRR), creating a critical middle ring in Bangalore's road network. It addresses congestion on the ORR while serving previously disconnected outer areas.
