Roads, metro plans and Medicity growth are pushing New Chandigarh's property prices upward in 2026.

The city is now divided into sectors numbered 1 to 27, with Eco City I and Eco City II serving as flagship residential townships spread across 806 acres, while Education City covers 1,700 acres and Medicity features a 100-bed Tata Memorial Centre's Homi Bhabha Cancer Hospital spread over 50 acres. This scale of planned social infrastructure is a big reason buyers are treating the corridor as a serious, long-horizon investment rather than a speculative land bet.
Connectivity is the other big story. GMADA is constructing a 8,785-metre long and 200-ft wide stretch of the existing PR-7 road, starting from New Sunny Enclave and connecting with PR-4 road in New Chandigarh. This stretch matters because it provides direct connectivity to New Chandigarh from Shaheed Bhagat Singh International Airport and will ease traffic congestion in Chandigarh. Looking further ahead, GMADA's own development plan confirms a proposed 25-acre Transport Terminal along the major arterial road MDR-B, with a Metro Station proposed to come up next to this Transport Terminal in the future — a signal that mass-transit planning for the township is already on the drawing board, not just an aspiration.
On power and utilities, GMADA has been equally methodical. One of the existing 66 KV sub-stations at Majra is being upgraded to a 220 KV sub-station, with another planned near village Thaska, while nine new 66 KV sub-stations have been proposed exclusively for New Chandigarh in addition to upgrading two existing sub-stations. This kind of backend infrastructure rarely makes headlines, but it's exactly what keeps a fast-growing township from running into power shortages as more towers and townships get occupied.
All this groundwork is showing up in price data. Across New Chandigarh, flat rates changed by 8.8% in the last 1 year, 53.8% in the last 3 years, and 105.1% in the last 5 years, while land rates changed by 25.8% in the last 1 year and 66.0% in the last 3 years. Plotted land continues to outrun apartments on returns, which tracks with how GMADA's Eco City land-pooling scheme and private townships have structured their inventory around plots and independent floors rather than high-rise stock.
DLF's own footprint in the micro-market illustrates the same curve. At Hyde Park Estate in South Mullanpur, resale data shows the project's average asking price rising quarter-on-quarter compared with South Mullanpur, with a median price of ₹9.1k/sq ft against ₹8.3k/sq ft for the wider locality. Plot pricing tells a similar story: the price per square yard at DLF Hyde Park is usually between ₹1.55 lakh to ₹1.80 lakh today, compared to brokers' resale records showing 250-gaj plots starting around ₹80 lakh and 350-gaj around ₹1 crore as of December 2020, with at least a ₹10-15 lakh jump after Covid. On the commercial side, DLF has also widened its play here — DLF Hyde Park New Chandigarh's newly launched commercial project, Central Square, is now RERA approved and designed around prime SCO (Shop-cum-Office) and booth plots, giving the township a retail and business layer alongside its residential plots and floors.
Market watchers tracking the region echo this shift in tone. In 2026, the conversation has shifted from potential to actual, with infrastructure coming up, major projects nearing delivery, and GMADA's Eco City series gaining serious traction. For homebuyers, the practical takeaway is straightforward: New Chandigarh's price story is now backed by visible road, power and social infrastructure delivery rather than just plans on paper — but as with any GMADA-linked corridor, verifying RERA status and title clarity before booking remains non-negotiable.
