New Chandigarh, the GMADA-planned township better known as Mullanpur, has moved firmly from the 'emerging' column into the 'active growth' column this year. The city is now divided into sectors numbered 1 to 27, with Eco City I and Eco City II serving as flagship residential townships spread across 806 acres, while Education City covers 1,700 acres and Medicity features a 100-bed Tata Memorial Centre's Homi Bhabha Cancer Hospital spread over 50 acres. This scale of planned social infrastructure is a big reason buyers are treating the corridor as a serious, long-horizon investment rather than a speculative land bet.

Connectivity is the other big story. GMADA is constructing a 8,785-metre long and 200-ft wide stretch of the existing PR-7 road, starting from New Sunny Enclave and connecting with PR-4 road in New Chandigarh.
