Pink Line connectivity is turning Bannerghatta Road into South Bangalore's most-watched address.

The Pink Line runs from Kalena Agrahara in south Bengaluru to Nagawara in north Bengaluru, passing through Hulimavu, IIMB, JP Nagar, Jayadeva Hospital, Tavarekere, Dairy Circle, Langford Town, MG Road, Shivaji Nagar, Cantonment and Pottery Town. Spanning 21.26 km with 18 stations (6 elevated, 12 underground), the elevated section cleared RDSO safety trials in June 2026. The southern terminus is Kalena Agrahara, an elevated station on Bannerghatta Road in south Bengaluru near Gottigere.
For commuters, the wait is nearly over. Opening is now expected in late August or early September 2026, while the underground section is targeted for December 2026, with civil work and track-laying already complete and systems installation underway. Crucially, the corridor doesn't run in isolation. The Pink Line will interchange with the Yellow Line at Jayadeva Hospital station and with the Purple Line at MG Road station, the two key transfer points connecting it to the rest of the Namma Metro network. That means a resident near Hulimavu or IIMB station can eventually reach Electronic City via the Yellow Line or Whitefield via the Purple Line without ever touching the road.
The real estate market has already priced in this shift. Colliers India indicates that key city locations along the Yellow and Pink lines could see residential values rise by up to 40% in two years, and on Bannerghatta Road specifically, the price change from 2023 to 2025 has been around 35%, with a further 30-40% expected over the next two years. Bannerghatta Road property prices already reflect this transit-line anticipation, with an average rate of roughly ₹10,350 per sq ft. Some micro-market trackers peg the run-up even higher: the corridor has seen 89% price appreciation over the past five years, alongside major new launches from developers like Godrej and Prestige.
Station proximity is now a measurable price lever rather than a vague talking point. Properties within 1 km of a Pink Line station already command a 10-15% premium, a gap expected to widen to 15-25% once the line is fully operational. Independent analysts studying the corridor arrive at a similar range: metro-adjacent micro-markets could see an additional 12-18% appreciation over the next 24 months. Rental demand is moving in tandem — rents within 1 km of stations are expected to rise 15-25% within 18 months of operationalisation, based on patterns seen along other Bengaluru metro corridors.
The commute-time math explains why buyers are paying attention. Once the elevated section opens, travel time from Kalena Agrahara to the city centre is expected to drop from over an hour to just 20-25 minutes. That single change — bypassing the Bannerghatta Road-Dairy Circle-Jayadeva Flyover crawl — is what's pulling IT professionals and upgrading families toward stations like Hulimavu, Gottigere and IIMB, areas that were once considered too far from the core for a daily commute.
DLF has been present on this stretch of South Bangalore well before the metro conversation began. DLF Westend Heights sits in Akshayanagar, strategically connected to both Bannerghatta Road and Hosur Road. Nearby, DLF Woodland Heights is a township offering 1,080 units spread over 14 acres in South Bangalore, while DLF My Town UNO offers 2,049 units across 80 acres in South Bangalore. Further along the road, DLF Bella Greens is a gated villa community in DLF New Town on Bannerghatta Road, spread over 13 acres with 106 villas. Each of these developments sits within the catchment that brokers now describe as the Pink Line's zone of influence.
For a homebuyer evaluating Bannerghatta Road today, the calculus has shifted from "how do I avoid this road" to "how close can I get to a station." Pricing is already stratified by that distance, rental demand is firming up ahead of the actual train doors opening, and the corridor's healthcare and education infrastructure — hospitals, IIM Bangalore, and established residential pockets — gives it staying power beyond the metro headline. The caveat every serious buyer should keep in mind: commissioning dates on large infra projects tend to slip, and the safety-certification stage the line is currently in has already pushed the opening back more than once. Buying for the long-term address and lifestyle first, with the metro as a bonus, remains the sounder approach than chasing a specific opening date.
What's clear is that Bannerghatta Road's transformation from a congested arterial road into a metro-linked residential corridor is no longer speculative — it's underway in the ground realities of construction, pricing data, and developer activity, DLF's included.
