Market watchers point to a steady climb in per-square-foot values across this belt. Prime locations such as Golf Course Road and DLF Phase 5 have experienced average growth in price over the past years, with prices varying between Rs 12,000-18,000 per square foot in 2018 and Rs 15,000-25,000 per square foot in 2025. Some listings push well beyond that range, with reports noting that the average property rate in Gurgaon ranges between Rs 8,000 to Rs 25,000 per sq ft in 2026, while premium areas like Golf Course Road can exceed Rs 40,000 per sq ft depending on location and project type.
DLF's own projects illustrate just how sharply values have moved along the Golf Course Extension corridor. DLF Arbour, frequently cited by market participants, was launched at approximately Rs 17,500 per sq ft and is currently reported to be commanding prices of around Rs 30,000 per sq ft. At the very top end, ultra-luxury addresses like DLF Camellias touch Rs 190 crore for top residences, having launched around Rs 22,500 per sq ft and now trading between Rs 65,000 and Rs 1,00,000 per sq ft.
Demand isn't just about price appreciation — it's about scale and speed of absorption. Delhi-NCR as a whole recorded strong momentum this year, and Gurgaon continued to dominate premium housing with Delhi-NCR recording 30% YoY sales growth in Q1 2026, while Gurugram contributed nearly 73% of regional launches. DLF's recent launch history backs this up in dramatic fashion: the developer's Rs 11,000-crore luxury project DLF Privana North, valued at around Rs 11,000 crore, completely sold out in just one week. That launch followed an equally strong run in the same township, where DLF had last year launched and completely sold out two projects, DLF Privana West and DLF Privana South, for around Rs 12,800 crore.
At the very top of the pyramid, buyer appetite shows no signs of slowing. DLF Home Developers Managing Director Aakash Ohri noted at a recent industry summit that Gurugram's ultra-luxury residential segment now features apartments valued at Rs 100 crore, with units reaching Rs 500 crore in valuation potentially emerging in the future. He was careful to add context around this trajectory, saying developing homes commanding Rs 100 crore valuations is not an overnight achievement.
Infrastructure upgrades continue to reinforce buyer confidence in this belt. Beyond established metro and NH-48 connectivity, newer projects are in the pipeline: the proposed elevated Southern Peripheral Road corridor between Vatika Chowk and NH-48 is expected to improve traffic movement, while the planned Gurugram–Southern Peripheral Road corridor linking Sohna Road and Manesar is expected to enhance access to employment hubs. Along with this, GCER has witnessed the expansion of commercial developments, retail destinations, educational institutions and healthcare facilities, creating a more self-sustaining urban ecosystem.
For homebuyers evaluating Gurugram in 2026, the takeaway is straightforward: Golf Course Road and DLF City remain the benchmark addresses for capital preservation and long-term appreciation, backed by limited new supply, sustained HNI demand, and a developer with an unmatched land bank in these very corridors.
