DLF bookings plunged to ₹657 crore in June quarter—but demand remains strong.

The sharp 94% quarter-on-quarter decline has raised questions, but the company's leadership insists it's a timing issue, not a demand problem.
DLF's quarterly sales bookings fell sharply during the April-June quarter as several planned project launches could not commence on schedule because of pending regulatory clearances. Ashok Kumar Tyagi, managing director of DLF, said during the earnings call on Tuesday following the Q1FY27 results that the June quarter was weak in terms of pre-sales as the company did not launch any housing projects. This wasn't about buyers stepping back—it was about approvals taking longer than expected.
But here's what matters for homebuyers: DLF remains confident of achieving its ₹20,000-crore pre-sales target for FY27 despite weak Q1 bookings, aided by planned launches in Gurugram, Mumbai and Goa. DLF has a medium-term residential development pipeline of around 25 million square feet across key markets, with an estimated revenue potential of nearly ₹60,000 crore, according to Moneycontrol.
The company did manage to grow net profit by 4% to ₹794 crore despite the sales decline, thanks to strong rental income from its commercial portfolio. The company's overall net cash position remains strong at ₹15,200 crore, while the net debt position at its commercial arm also remains healthy. This financial cushion is significant—it means DLF has the resources to execute its pipeline without distress.
DLF believes demand in India's premium and luxury housing segment remains robust. The company expects the upcoming launches to capitalise on strong homebuyer sentiment, particularly in markets such as Gurugram and Delhi-NCR, where luxury residential demand has remained healthy. Recent track record backs this: DLF Ltd has sold all 1,164 luxury apartments for about Rs 11,000 crore within a week of launch of its new housing project in Gurugram. In a regulatory filing, DLF announced "sell out of its latest luxury offering, DLF Privana North, valued at approximately Rs 11,000 crore, a historic milestone achieved within just one week."
What homebuyers should watch: DLF said its much-awaited luxury residential project in Goa is expected to be launched during the current financial year. The project, which has witnessed strong customer interest, is estimated to contribute around ₹2,000 crore, or nearly 10%, of the company's FY27 sales guidance. Expanding beyond conventional residential developments, DLF announced its entry into the senior living segment with a dedicated project in Sector 63, Gurugram. The development has an estimated revenue potential of around ₹2,000 crore and is expected to be launched after receiving regulatory approvals. These launches could reshape the second half of the fiscal year.
