Ultra-luxury township powers company's ₹11,425 crore record quarter

The blockbuster quarter marks a pivotal moment for India's largest listed real estate developer, riding a wave of unprecedented demand for ultra-luxury homes across major metros.
The new launch in the 116-acre DLF Privana township led to sales of 1,164 units with pricing of ₹23,000 per square feet and average unit value of ₹9.5 crore. Privana North accounted for 96 per cent of the pre-sales, with the rest coming from its Dahlias project. The lightning-fast absorption reflects both the strength of DLF's brand and a broader surge in demand for premium living spaces among high-net-worth individuals and non-resident Indians.
The Privana North triumph comes as luxury home prices have appreciated by 8-12% in 2025, due to steady demand and limited new supply across major cities—a macro tailwind that DLF has capitalized on effectively. Homes priced above ₹1 crore accounted for nearly 78% of primary residential sales value in 2025, underscoring how the market has moved decisively upmarket.
The 17-acre project is expected to include six residential towers with around 1,164 housing units and five commercial units. This is the third phase within DLF's 116-acre Privana project, following launches of Privana South and West in 2024, which saw a good response from investors, selling out completely within 72 hours for a combined approximate sales realisation of over ₹12,790 crore. Each successive phase has grown stronger—a testament to DLF's mastery of the ultra-luxury segment.
Brokerages remain bullish. With strong start to the year and expectations of healthy sales going ahead, brokerages are positive on the FY26 outlook. The company has guided for ₹17,200 crore of launches in FY26, achieving 64% of the launch pipeline in Q1 FY26. With Q1 sales at ₹11,430 crore, the company is expected to beat its pre-sales guidance of ₹21,000 crore-22,000 crore for FY26. This momentum reflects a structural shift in Indian real estate—the premiumisation of demand, not just market size, is now driving growth.
