DLF Limited, India's largest listed real estate developer, is putting serious money behind its residential ambitions in the country's two most-watched property markets. In a recent investor presentation, the Gurugram-headquartered company revealed it will invest ₹23,500 crore to complete residential projects it has already launched across Delhi-NCR and Mumbai. According to an investor's presentation, the total pending cost to complete all launched projects is estimated at ₹23,500 crore. The company isn't short of firepower to fund this either — DLF has a cash balance of ₹10,429 crore, of which ₹7,782 crore is parked in the escrow account of the Real Estate Regulatory Authority, along with customer receivables of ₹37,220 crore from units already sold.

The spending commitment comes on the back of a blockbuster year. DLF's sales bookings stood at a record ₹21,223 crore in the last fiscal as against ₹14,778 crore in the 2023-24, a jump driven largely by ultra-luxury launches in Gurugram and the company's much-anticipated re-entry into Mumbai. In Q1 FY26 alone, the company clocked new residential sales bookings at ₹11,425 crore, up 78 per cent year-on-year, powered chiefly by the DLF Privana North launch in Gurugram. The Q1 FY26 launch saw DLF launch and sell all 1,164 luxury apartments for about ₹11,000 crore in its new housing project 'DLF Privana North', part of its 116-acre township in Sector 76-77 that had already sold out two earlier phases, Privana West and Privana South, for around ₹12,800 crore.

Mumbai has emerged as the other big story. DLF re-entered the city in 2023 after exiting in 2012, partnering with Trident Realty on The Westpark in Andheri West. The first phase of the project, spread across 5.18 acres of a larger 10-acre master plan, includes four 37-storey towers with 416 units, and DLF's residential arm reported the entire phase was sold out for around ₹2,300 crore in under a week. Encouraged by this response, DLF now plans to launch approximately 800,000 square feet of residential space during FY27, with an additional 500,000–600,000 square feet planned in the following fiscal year, as part of a broader strategy to strengthen its position in Mumbai's premium housing market, where demand for branded residential developments continues to remain robust.

Company leadership has been candid about why these two markets matter so much. As one senior DLF executive put it, Mumbai and Delhi are seen as the two markets that will drive the company's future returns, and DLF has already received multiple project proposals in Mumbai. The company's residential portfolio currently spans Gurugram, Lucknow, Chandigarh, Panchkula, Kochi, Chennai, Delhi, and now Mumbai, giving it a genuinely pan-India luxury footprint.

Not everything is moving at full throttle, though. Regulatory approvals in Maharashtra have pushed back timelines for the next Mumbai phase, and a Goa launch remains pending its own set of clearances. Meanwhile, DLF has flagged a medium-term launch pipeline worth roughly ₹63,000 crore, with the next phase of its Sector 54 super-luxury project, The Dahlias, expected in the coming months featuring a new dedicated experience center. Despite near-term approval delays, management maintains that demand in India's premium and luxury housing segment remains robust, particularly in Gurugram and Delhi-NCR, where the brand's strong equity and healthy balance sheet position it to capture demand once approvals catch up.
