The Dahlias project helped the Gurugram-based real estate major in clocking total sales bookings of over Rs 20,000 crore in FY26. For a company managing dozens of projects across residential and commercial segments, having one ultra-luxury development anchor an entire year's performance is remarkable.
Launched in October 2024 on Golf Course Road in DLF Phase 5, Sector 54, The Dahlias is a 17-acre super-luxury housing project. The 17-acre project comprises 420 residences including apartments and penthouses, and is one of DLF's most premium offerings after the success of The Camellias nearby. The project quickly demonstrated that Gurugram's appetite for trophy homes had no ceiling. By the September FY26 quarter, DLF achieved sales bookings of ₹15,818 crore from The Dahlias till the September quarter, at an average price of ₹72 crore per apartment.
The momentum only accelerated through the second half of the fiscal year. Speaking on the earnings call, DLF's Chief Business Officer Aakash Ohri highlighted the sharp price appreciation across the project. "As far as when we started off, what was about Rs 60 crore is now Rs 90 crore, and what was about Rs 75 crore is now about Rs 110 crore," Ohri said, adding that new inventory at the project is now touching Rs 135 crore per apartment. He added that the fourth quarter alone was exceptional, noting "This quarter alone, we've done about 32, and plus, 2 of The Camellias."
By the close of FY26, cumulative bookings for The Dahlias since launch had crossed the ₹18,500 crore mark, with management confirming roughly 60% of the AI-ready inventory sold. The company highlighted strong demand for its super luxury Dahlias project, with around 60 per cent of AI-ready inventory sold. This came even as the company's overall FY26 numbers reflected a slight year-on-year moderation, with total bookings settling at ₹20,143 crore against the ₹21,223 crore recorded in FY25 — a dip management attributed to fewer new launches rather than weaker demand.
The pricing trajectory at The Dahlias has been striking even by Gurugram's rarefied luxury standards. Just weeks after the FY26 results, the project set a new benchmark when a Gurugram penthouse changed hands for an extraordinary sum. A Gurugram penthouse has been sold for Rs 271 cr, placing it among world's most expensive residential properties and marking India's highest-value single-home transaction recorded. The buyer was Entrepreneur Manav Sardana, associated with Imperial Auto, which was acquired by global private equity firm Warburg Pincus, who purchased the penthouse at DLF's ultra-luxury project, The Dahlias, in Sector 54 on Golf Course Road. The residence itself is enormous by any measure: the residence has a super area of 17,200 sq ft and a carpet area of 10,500 sq ft, translating into approximately Rs 1.58 lakh per sq ft on a super-area basis. This transaction eclipsed the earlier record set by an investor who had purchased a unit in the same project for over ₹120 crore.
What makes The Dahlias story more than just a pricing headline is the shift in buyer profile it has triggered. DLF's own disclosures point to a broadening of demand well beyond the traditional Delhi-NCR catchment. The developer has also highlighted a notable shift in its buyer profile, with nearly one-third of demand now coming from outside the National Capital Region and from non-resident Indians, indicating that Gurugram's ultra-luxury housing market is attracting wealthy buyers from across India. Earlier in the year, big-ticket purchases had already signalled this trend, including one instance where a Delhi-NCR-based businessman bought four apartments spanning 35,000 sq. ft. in The Dahlias for ₹380 crore, highlighting the growing preference for large, branded homes with club-like amenities.
Looking ahead, DLF is not slowing down on the back of this success. DLF's Managing Director Ashok Kumar Tyagi told analysts on the Q4 FY26 earnings call that the company plans ₹20,000 crore in sales bookings for the year ahead, driven by ₹14,000-15,000 crore of new launches across Gurugram, Goa, and Mumbai. With roughly 40% of The Dahlias' inventory still available, the project is expected to keep contributing meaningfully to bookings even as DLF diversifies into new geographies. For prospective buyers, the message from FY26 is clear — Gurugram's super-luxury segment has moved into a new pricing orbit, and projects like The Dahlias have become as much wealth statements as they are homes.
